The Donovan prepares for June opening in Lee's Summit
Phase two of Summit Square's luxury apartment complex, The Donovan, is expected to open this summer at 837 NW Donovan Rd. in Lee's Summit, Mo.
Developed and managed by NorthPoint Development, the 327-unit, multifamily community will showcase one and two bedroom units, highlighted by a cross-sharing amenities program with their phase-one counterpart.
The long (and impressive) list of unique and modern amenities includes a grotto-style plunge pool and meditation spa, zero-entry pool, 16-ft rock climbing wall, 24-hr cyber cafe + gourmet coffee bar and a private yoga studio.
"In my twenty-nine years of managing, leasing and opening brand new apartment communities in the Kansas City metro, I have never been so excited about a project. We can not wait for everyone to see how spectacular this community will be," said Pam Lakey, multi-site manager for NorthPoint.
The apartment amenities also include:
24-Hour cardio blast fitness center
Poolside BBQ center
Media lounge with jumbo screen sports simulator
Resident event kitchen
Detached and attached garages
24-hour emergency maintenance
Poolside ping-pong & foosball
Hammock garden
Three-seasons solarium resident lounge
Steam/dry sauna
Controlled-access buildings
Elevator-serviced building
On-site guest suite
The Donovan plans to move in their first residents on June 20th and hopes to stabilize occupancy in less than a year. One-bedroom units start at $959/month; two-bedroom start at $1,449/month.
Summit Square opened in December of 2017 and reached stabilization in April 2019. To date, Summit Square is 96% occupied, increasing occupancy during the COVID-19 shutdown.
Project partners include NSPJ Architects and Neighbors Construction. Construction will continue on the remainder of the five-building multifamily community, expected to be complete by January 2021.

Summit Square ribbon cutting celebrates record leasing activity
NorthPoint Development and project partners officially cut the ribbon Thursday at Summit Square, a 308-unit luxury apartment complex located within Lee’s Summit’s thriving Summit Tech corridor.
Summit Square includes seven buildings and a clubhouse with outdoor amenities such as outdoor terrace with salt water pool, custom grilling station and covered veranda with a gas fireplace. Indoor clubhouse amenities include a lounge, kitchen/gathering space, fitness center and spinning studio, salon, massage room, media room and conference room.
Neighbors Construction served as general contractor for Summit Square, its 14th project for NorthPoint. NSPJ Architects provided design and architecture services.
"NorthPoint and NSPJ have once again outdone themselves with the design of this property and it shows by the record-breaking lease-up we have witnessed. It's truly amazing,” said Aaron Neighbors of Neighbors Construction.
Summit Square is on track to be the fastest lease-up of any project Neighbors Construction has built for NorthPoint, with five of the seven delivered buildings 90 percent leased.
“Our residents are raving about the quality of the product, spectacular amenities, the outstanding management team and this amazing location,” Community Manager Pam Lakey said. “In my 27+ years on site in the Kansas City apartment rental market, I have never been a part of something this special.”

Townsend Capital invests millions in Lee's Summit infrastructure
Developer Townsend Capital has invested $10 million in infrastructure improvements to the area surrounding its $200 million, 80-acre development in Lee's Summit's Chipman Road corridor. The goal, according to Townsend Capital's Steve Rich, is to set the project apart by making it shovel ready for commercial use and development-all without the use of public incentives.
"The entire project area is better off for having new roads, new curbs, sidewalks," Rich said. "Seeing this project through to completion has been almost a decade's work in progress. We cannot wait to see how it continues to take shape..."
The investment includes construction of the new $4.5 million Innovation Parkway and expansions of nearby Ward and Donovan roads, as well as new water, sanitary and storm sewer lines, and other improvements.
Lee's Summit City Manager Steve Arbo sees big economic development opportunity in the corridor, which city leaders previously identified as a prime undeveloped area requiring significant infrastructure investment to reach its full potential.
"These investments remove the obstacles that prevented this targeted area from becoming viable for economic growth," Arbo said.
More than $100 million in projects are under construction at the site, including the Missouri Innovation Campus building, Summit Square apartments and Holiday Inn Express. With more than 33 acres sold, 124 acres of zoned, improved acreage remain available for commercial development. Visit Townsend Summit.com for additional information.
