The Donovan prepares for June opening in Lee's Summit
Phase two of Summit Square's luxury apartment complex, The Donovan, is expected to open this summer at 837 NW Donovan Rd. in Lee's Summit, Mo.
Developed and managed by NorthPoint Development, the 327-unit, multifamily community will showcase one and two bedroom units, highlighted by a cross-sharing amenities program with their phase-one counterpart.
The long (and impressive) list of unique and modern amenities includes a grotto-style plunge pool and meditation spa, zero-entry pool, 16-ft rock climbing wall, 24-hr cyber cafe + gourmet coffee bar and a private yoga studio.

Summit Square opened in December of 2017 and reached stabilization in April 2019. To date, Summit Square is 96% occupied, increasing occupancy during the COVID-19 shutdown.
Project partners include NSPJ Architects and Neighbors Construction. Construction will continue on the remainder of the five-building multifamily community, expected to be complete by January 2021.

Luxurious Copper Ridge Apartments debut in the Northland
Lenexa-based general contractor Neighbors Construction Company, Inc. recently announced the completion of Copper Ridge Apartments, a luxury multifamily construction project in Liberty, MO.
Located adjacent to the expanding 291 Highway retail and entertainment corridor, the new apartment community is fulfilling market demand for high-quality housing in the booming area.
The 394,475 SF project features 292 units in six buildings, plus one central community clubhouse.
Constructed on a sloping hillside, the clubhouse makes a dramatic statement with an infinity-edge salt water pool and an outdoor terrace, compete with a custom grilling station. Clubhouse amenities include a fitness center, theater lounge, pub room, business center, massage therapy room, community kitchen and social hall gathering space.
NSPJ Architects provided design and architecture services for the community and its luxury units, which feature granite countertops, stainless appliances, wood plank flooring, brushed nickel fixtures, contemporary two-tone paint colors, and large windows which bring in abundant natural light.
Many units feature peaceful tree-lined views; others feature “infinity views” of the downtown KCMO skyline.
Project stakeholders include local developer NorthPoint Development in conjunction with GFI Development Company on behalf of New York-based GFI Capital Resources, Inc.

Ryan Neighbors, vice president at Neighbors Construction, credits the construction “team approach” for the success of the project, which was delivered two months earlier than anticipated despite several challenges including a nearly 50-foot elevation change from one end of the site to the other with a public street right-of-way crossing through the site and an 18% slope on the road leading into the community.
“We were thrilled to complete the community clubhouse and amenities earlier than promised. It is always our goal,” said Neighbors.
“Copper Ridge Apartments was developed for the modern renter who is more sophisticated and savvier than ever before,” said Kimi Medler, Copper Ridge property manager .

Mission Gateway development lands key financing
The developers of Mission Gateway have secured intermediate financing needed to get construction moving on all fronts of the long-awaited mixed-use project located at the site of the former Mission Center Mall.
GFI Development and The Cameron Group are eyeing 2021 for the project’s full completion, thanks to $20 million in fresh financing secured through Metropolitan Commercial Bank. The funds will allow construction to commence on the project’s 130,000-square foot entertainment portion by the end of April. Site preparation began for Mission Gateway’s three apartment-over-retail buildings last fall and those structures are on target for delivery by the end of 2020.
“The financing we have secured and closed will allow us to continue to deliver what we promised,” Tom Valenti of The Cameron Group told MetroWire Media.
Mission Gateway’s entertainment area will include an unnamed anchor tenant who will operate a 90,000-square-foot entertainment complex to complement a 40,000-square-foot food hall from Chef Tom Colicchio’s Crafted Hospitality.
“We were out there looking for financing, and it is coming to us in two ways. We secured the first wave of financing done through Metropolitan Commercial Bank, our lending partner. And we continue to work with Mission Capital, our capital advisors throughout the process,” said Andy Ashwal of GFI Development.
In January, GFI and the Cameron Group announced they were seeking a finance partner and bumping up the construction timeline after landing the unnamed destination entertainment tenant.

With new tenants and timeline, Mission Gateway seeks financial partner
Mission Gateway has landed a 90,000-square foot destination entertainment tenant that “will be like nothing in the Kansas City market.” That’s the word from Tom Valenti of The Cameron Group, which is redeveloping the former Mission Center Mall site in partnership with GFI Development.
“The lease is signed. These are seasoned operators, with six units throughout the country, mostly in the south. They know what they are doing,” Valenti said of the unnamed tenant.
The concept will be an ideal complement to the 40,000-square foot food hall concept celebrity “Top Chef” Tom Colicchio is bringing to Mission Gateway and comes as plans for an Element by Westin hotel are being finalized.
“These new tenants have caused us to accelerate our business plan,” said Andy Ashwal of GFI Development. “We originally told the City (of Mission) we will build in phases, but we will now go ahead with the entire project.”
The new timeline also is accelerating the need for working capital.
“We just finished the offering memorandum to go out and raise money,” Valenti said. “We’ve hired Mission Capital to put together a capital stack that will add up to $140- $150 million for the entire project. That way we can move forward all at once.”
Mission Gateway’s first phase began last fall and includes 170 market-rate apartment units located above ground-floor retail in three buildings. Neighbors Construction is expected to complete the multifamily portion of the project in April 2020.
