Forsythia on the Park: $36M luxury condominium development underway in Clayton

Construction has begun on Forsythia on the Park, a $37 million luxury condo development in Clayton, Mo., spearheaded by Midas Hospitality. The four-story, 155,500-SF structure will offer 38 luxury condominiums with two- and three-bedroom units, large outdoor terraces, and covered balconies. The wood-framed development will also feature underground garage parking for residents by replacing a long-vacant building.

Positioned adjacent to Shaw Park, Forsythia on the Park sits at 8250 Forsyth, offering residents a pedestrian-friendly community with easy access to local shops, restaurants, Straub's, and more.

The project, designed by HDA, is slightly taller than neighboring three-story condo buildings and will be surrounded by other significant developments such as the new Bank of America and the recently constructed Residence Inn Hotel.

Residents will enjoy first-class amenities, including a 24-hour concierge, guest valet parking, an inviting resident lounge with a fireplace, and a community room with a high-tech entertainment system. Each unit boasts designer-curated interiors with high-end materials, luxury appliances (Wolf, Sub-Zero, and Cove), 10-foot ceilings in select rooms, and 8-foot interior solid-core doors.

The project team includes Midas Hospitality as the owner, BSI Constructors as the general contractor, HDA as the architect, ODA Studio as the interior designer, Engenuity as the MEP/FP engineer, Alper Audi, Inc. as the structural engineer, Grimes Consulting, Inc. for civil engineering, and Loomis Associates as the landscape architect.

The condos are currently on the market, with prices ranging from $900,000 to $2.2 million. The median list price in the area is $1,510,600, with a median price per square foot of $650. The first units are expected to be available in fall 2025.
