O'Toole Design to join Green Street St. Louis

Green Street Building Group (GSBG) is in final negotiations for the acquisition of O’Toole Design Associates (O’Toole). The transaction is expected to close within the next thirty days.

O’Toole will operate under Green Street Building Group’s umbrella of services led by Paul Giacoletto. The O’Toole acquisition includes St Louis and Denver operations and adds depth to the interior design services currently provided by GSBG.

With construction, architecture and interiors fully integrated, Green Street Real Estate Ventures (Green Street) can offer design services for its own developments as well as third party clients in the multifamily, corporate, hospitality and senior living sectors.

Following the acquisition of HDA Architects in 2020, the procurement of O’Toole strengthens GSBG’s brand and opportunities both locally and nationwide.

Michelle O’Toole, president and founder, created O’Toole Design Associates in 1994. After 27 years, O’Toole has seven employees and is ranked the fourteenth largest interior design firm in St. Louis.

“This is a win, win, win for O’Toole, their clients and GSBG. I’ve known Michelle for over 30 years, and it’s good to have another familiar face on board,” said Giacoletto.

Among O’Toole’s recent projects include Green Street’s new office headquarters in St. Louis, Mo., Cosmos Corporation headquarters in St. Peters, Mo., The Factory in Chesterfield, JCC’s in Omaha, Kansas City and Scottsdale and World Wide Technology’s office in Washington, D.C.

“This move changes none of our past – but allows us to focus on what we do best and to continue to grow into new markets in the future. We are really looking forward to working with Paul and becoming part of GSBG,” said O’Toole.

Giacoletto, along with Phil Hulse and Kevin Morrell of Green Street Real Estate Ventures founded GSBG in 2019 in response to Green Street’s shift toward market rate multifamily, workforce housing, hospitality and destination entertainment projects.

“We couldn’t be happier with the growth and success of Green Street Building Group. The team’s ability to deliver a quality product during these unprecedented times is incomparable,” said Morrell, principal of Green Street Real Estate Ventures.

“We’ve enjoyed collaborating with Michelle O’Toole and her associates on our new headquarters and look forward to showcasing their capabilities with future Green Street projects.”
