Neighbors Construction Company is set to begin framing on The Chadwick, a three-building apartment community (previously known as Westbrooke Green Apartments) located at 75th and Quivira in Shawnee Mission, Kan.
Last March (2020), Shawnee City Council members voted unanimously in favor of the $90.2 million redevelopment, which will replace the long-time dormant Westbrooke Village shopping center.
On top of the 345 market-rate apartment units, plans call for approximately 107,600 SF of commercial retail, restaurant and office space. Associated amenities - such as an open courtyard and outdoor dining areas - are also included in the redevelopment.

The atmosphere on the property will be second to none,” said Aaron Neighbors, vice president with Neighbors Construction, the GC on the project.
The development will surround a large greenspace which will serve as a focal point for the community while integrating surrounding nature into the overall development. Residents will be provided with just over 10,000 SF of clubhouse amenities located in the primary building at the north end of the site, with a view of the community’s center greenspace as well as a private tenant courtyard.

Indoor amenities include a 24-hour fitness center, sport simulator, indoor mail, community lounges, co-working spaces, bicycle garage/repair lounge and a dog wash center. Outdoor resident luxuries include a heated swimming pool, grilling area, pickleball court, bocce ball court, onsite parking, dog park, large central green space for residents and public use, walking paths and an interconnected and walkable community.

MP Westbrooke North LLC, a partnership of Mission Peak Capital and Northpoint Development, enlisted $24 million in industrial revenue bonds to support the first phase of the project, the $60 million Chadwick apartment complex.
“As the operator of the shopping center, Mission Peak Capital is actively working with prospective tenants for the renovation of the retail portion of the project. Any new tenants at the retail center will be complementary to the first-class nature of The Chadwick,” said P.J. Ventola, managing director at Mission Peak Capital.
Other project partners include Emery Sapp & Sons, Olsson, Bob D. Campbell & Company and Latimer, Sommers & Associates. LANE4 Property Group is serving as the retail broker.
The completion date for the entire development, including the commercial retail, restaurant and office portion, is set for spring 2023.
