Mixed-Use

LANE4 Teams with City of Olathe for library-anchored, mixed-use project

Driven by the need for a new, modern library space, the City of Olathe has teamed with LANE4 Property Group on a new, state-of-the-art mixed-use project in downtown Olathe, Ks.

The project will fuse restaurant, library and office space into a 5-story building located immediately east of Olathe City Hall on E. Santa Fe Street.

The proposed project includes approximately 70,000 SF of usable space plus indoor and outdoor common areas. The plan includes space for a signature restaurant, Class A office space with dramatic views and a rooftop patio, plus ample space for the Olathe Library.

The Civic Center Park currently on the site will remain intact and be integrated into the new project to create a cohesive, welcoming area for all to enjoy.

The Olathe City Council unanimously approved a pre-development agreement on On Tuesday, November 19th, allowing the project to move forward though the planning and zoning process.

“While the final project has yet to come before the Council for final consideration, it has incredible potential for our downtown. It could allow us to have a new, first class, 21st century library in downtown, new class A office and a restaurant - all in our historic core. This could mean new jobs, new opportunities and new energy in our downtown,” said Olathe Mayor Michael Copeland.

The project will be presented to the City Council for approval in early 2020 with a groundbreaking later in the year.

“Olathe continues to grow, it continues to support a strong school system. You only have to look around the country at comparable suburban municipalities to figure out that there is a deep well of opportunity to tap into in this downtown,” said Michael Berenbom, vice president at LANE4.

Leasing inquiries for the restaurant and office space should be directed to Brandon Buckley at (816) 268-9112 or bbuckley@lane4group.com.

Mission Gateway picks up speed, breaks ground on parking garage

Mission Gateway, a 550,000 SF mixed-use development in Mission, Kansas, broke ground on a three-story parking garage this week. The parking garage plans include 1,513 spaces of total grade-level parking, with 831 elevated spaces.

The development, located at Johnson Drive between Roe Avenue and Roeland Drive, initially began construction in September 2018.  After some minor project delays, site work resumed this summer.

"In addition to breaking ground on the parking deck, Cinergy (Entertainment Group, Inc.) continues to make progress of their 90,000 SF destination entertainment venue and concrete work continues at the small shop retail and residential building. Additionally, work continues around the site to bring utilities to the various components," said Andy Ashwal, VP/senior assets manager at GFI Development Company.

Cameron Group LLC and GFI Development Company, who are spearheading the development, recently awarded the design of the parking garage to the architecture firm of El Dorado Inc.  El Dorado is also the architect of record and designer of the office, multifamily and small shop retail buildings which will front Johnson Drive and Roeland Drive.

“This is a key piece of the Mission Gateway project, which is going to be a one of a kind destination in Kansas City,” said Roger Summers, vice president with Fogel-Anderson Construction.

Fogel-Anderson is the construction manager (CM) of the parking garage and of the overall Mission Gateway project. Other partners on the parking garage project include Olsson and Emery Sapp & Sons

Construction is scheduled to begin on the office buildings in the first half of 2020. The parking garage is scheduled to be complete by August 2020.

T.J. Maxx, Saltgrass Steak House, Cactus Grill, AT&T, Freddy’s Frozen Custard & Steakburgers, Gyu-Kaku Japanese BBQ and Panera Bread are among the most recent tenant additions at Bluhawk's development in Overland Park, Kansas.

The strong list of tenant commitments follows the recent award of $66 million in STAR bond funding from the Kansas Department of Commerce.

“This key STAR bonds approval and the wave of tenant commitments to Bluhawk represent a critical mass of achievements as we move forward with this highly-sustainable and desirable destination-anchored site,” said Bart Lowen, Price Brothers vice president of development.

T.J. Maxx will be located in the Marketplace Neighborhood of Bluhawk and is scheduled to open in spring 2020. Gyu-Kaku Japanese BBQ, Cactus Grill, AT&T, Freddy’s Frozen Custard & Steakburgers are also planning Spring 2020 openings. Saltgrass Steak House anticipates opening in fall 2020 and Panera Bread will open at the end of this year.

Other areas of the site continue to move forward including AdventHealth’s South Overland Park ER expansion into a full-service hospital in 2021 and state-of-the-art apartment homes, The Residences at Bluhawk, which are open now and available for leasing.

Grocers Warehouse Development adds commercial office space to Midtown KC

The Grocers Warehouse development is continuing its expansion, adding four new commercial office spaces for lease, ranging from 1,500-4,200 SF.

The mixed-use community, which existed as grocery distribution facilities in the early 1940s, is comprised of two buildings located at 3525 Roanoke Road and 3612 Karnes Boulevard. The site offers picturesque views and convenient access to one of Kansas City’s finest green spaces- Roanoke Park.

"The Midtown location is unique, just minutes from both the 39th Street Shops and Restaurants and I- 35, yet nestled into a park setting. With both residential and commercial use, the development has an energy both day and night, every day of the week," said Jesse Hufft, principal and co-founder of Hufft, who is overseeing the expansion's design and fabrication.

Anchored by Hufft, the current campus tenants also include ZancTank Corporate Office (locally known as Red Door Grill), Roanoke Park Conservancy, MEDiAHEAD, PURE Workplace Solutions, Real Fitness and Conditioning and the Studio Loft Apartments.

“Preserving and finding new uses for existing buildings can prove to be a labor of love; however, the increased property value and positive synergy from a creative community translate into good business,” Hufft principal, Matthew Hufft said.

McKeever's Market to anchor 'Streets of West Pryor' in Lee's Summit

The $180 million Streets of West Pryor mixed-use development in Lee's Summit will be anchored by McKeever’s Market & Eatery. The 63,000 SF grocery store is a new-to-market concept operated by the McKeever family, with third-generational roots and over 40 years’ experience in the grocery space.

Drake Development broke ground in May on the 70-acre, $180 million project, located at the intersection of Interstate 470 and NW Pryor Road.

Other highlights include a 220+ luxury apartment complex, 165+ room hotel, 160+ age-restricted apartments-villas, and a wide range of national and local retail and restaurants. Due to ongoing negotiations, Drake declined to disclose additional tenant commitments.

The luxury apartment complex is being developed by Indianapolis-based Pearl Companies. First-class amenities will include underground structured parking, pool, fitness center, multiple courtyards, and first-floor access to restaurants, retail, and walking-trails to neighboring Lowenstein Park.

Led by Drake Development president, Matt Pennington, Streets of West Pryor was designed with the intent of creating a walkable and sustainable mixed-use community at the gateway of Lee’s Summit.

“When people think of a “mixed-use” development sometimes the end-product falls short, as it’s commonplace to have opportunities for live and play, but the “play” doesn’t extend beyond shopping or dining. We wanted to extend the “play” to outdoor recreation, and this was achieved through ample green space and walking trails connecting to neighboring Lowenstein Park. It was critical we tailored the site plan to include Lowenstein Park, which is a favorite among Lee’s Summit residents,” Pennington said.

The property is one of the last large infill sites in the KC metro, continually pursued by developers for its ideal location, but plagued with significant development issues including large quantities of rock, varying topography, power line relocation, and land assemblage of thirteen parcels owned by eight different property owners.

“We had an obligation to listen to any and all resident concerns. Planning meetings were meant to be an open discussion, answering all questions and iterating the project as we moved forward to address those concerns. We truly believe Streets of West Pryor was “co-created” with the City of Lee’s Summit and its residents,” Pennington said.

"As a consultant to Drake Development throughout the process and as a lifelong resident of Lee's Summit, I am so proud of what this brings to our community today and in the future, John Lovell, Lee's Summit Planning Commissioner added.

Other partners involved in the development include Emery Sapp & Sons, Lovell Sagebrush Insurance, RI Architects, and Schwerdt Design Group. Streets of West Pryor is expected to be complete by Summer 2020.
