The Staenberg Group begins $70 million Metro East development

The Staenberg Group has begun construction on a $70 million Metro East retail development with plans to convert the former Foucek tree farm into Orchard Town Center.

The Staenberg Group purchased the land at 2399 Troy Road in Glen Carbon, Ill. for $11 million from Sunnyside Partnership LP and intends to begin opening in phases starting in spring 2023.

“Orchard Town Center is a 50-acre retail and restaurant development and will include an exciting roster of new-to-market nation food and restaurant tenants in addition to some unique retail offerings,” said Tim Lowe, senior vice president of leasing and development for The Staenberg Group.

The anchor retail component includes a 209,000-SF Menards home improvement store. Additional retail space totaling 55,000 SF includes twelve outlots for retail or restaurants with the option of being divided into two or three junior anchor tenants, each ranging from 12,000 - 25,000 SF.

The Orchard Town Center site is located directly across from Edwardsville Crossing, which is anchored by Dierbergs, Old Navy, Petco, Books-A-Million and Petco.

Other recent retail developments by The Staenberg Group include the company's $2 billion plans for Chesterfield, Mo., including redeveloping Chesterfield Mall and repurposing two outlet malls.

Staenberg's entertainment destination, The District, opened last year and includes The Factory and family entertainment center, Main Event.

Local project partners on the Orchard Town Center development include Gelly Excavating & Construction, Inc., TWM, Inc., CBB Transportation Engineers + Planners and SCI Engineering, Inc.
