Verve, a new, eight-story student housing and apartment development, is taking vertical shape near Saint Louis University (SLU) in St. Louis, Mo.
Brinkmann Constructors, who began construction on the project last summer (2020), expects to complete the project this summer (2021).
St. Louis-based developer Subtext (formerly Collegiate Development Group), saw an opportunity to provide an upgraded option in student housing for St. Louis-area college students and young professionals in the SLU area.
“We look forward to delivering a Class-A project in our hometown this summer with Brinkmann as our construction partner,” said Timothy VanMatre, Subtext co-founder and principal.
Designed by Modus Studio, the Verve complex includes a total of 79 units with 162 beds and bathrooms.
The first three levels of the building are made of post-tensioned concrete with metal framing infill with a basement level below grade as well as a 24,000-SF parking garage. The first level will house some parking as well as a leasing office.
The second level will include amenity space with conference rooms, a common-area kitchen, fitness center and a courtyard with grills, a fire pit and a ping-pong table. The other half of the second level consists of living units with exposed concrete ceilings. Above the concrete podium are five levels of pre-panelized wood framing.
The skin of the building is made of box-rib metal paneling, brick and fiber-cement siding. There is a glass storefront along the front façade as well as a brick screen feature when entering the parking garage.
All 79 units have matte black finishes including door hardware, plumbing fixtures, glass shower door hardware and cabinet pulls, with quartz countertops and slate GE appliances.
“Our partnership will create an exciting place for students and community members alike to live and play,” said Kyle White, Brinkmann Constructors project director.
Brinkmann Constructors is also the general contractor on two other Subtext projects – a student housing facility near the campus of the University of Indiana in Bloomington, Ind., and a mixed-use facility near Boise State University in Boise, Idaho.
