The Grand Apartments, a $67 million redevelopment project, celebrated its grand opening on May 9th. Developed by a partnership between Block Real Estate Services and Sunflower Development Group, the project is a historic rehabilitation of the former Traders On Grand building and features 201 luxury apartments on 19 floors atop 11,000 square feet of commercial space on two floors. Amenities include Downtown’s highest rooftop pool on the 21st floor, an attached indoor dog park, digital sports lounge, and a movie theater in the former basement bank vault.
Sunflower Development Group is the first office tenant for the project, taking 3,500 square feet on the second floor for its new headquarters. An additional 8,000 square feet—including a first-floor, glassed-in, open floorplate—is available for lease.
“This really is such a cool Downtown historic rehab and a true transformation of a tired old office building into a modern renovation, with more amenities than anyone can imagine,” said Bruce Johnson, vice president of Block Real Estate Services.
Johnson is handling commercial leasing for the property and touts its unique features for office users, including a former bank space and drive-thru reinvented as one of downtown’s first drive-thru coffee shops. The two outer lanes have been converted for ATMs and are leased to Enterprise Bank.
Additional project partners include Block Development Co., Sunflower Development Group, Helix Architecture + Design, and Titan Built.
