MDC Inc's development, Executive Park Logistics Center, is on pace to complete 400,000 SF of Class-A industrial space by January 2021.
Miller Stauch Construction broke ground last month (August 1, 2020) on Phase I, which includes two spec buildings near I-435 and Front Street in Kansas City, Mo.
“Executive Park is at 'Main and Main' for industrial real estate on the Missouri side of the state line and Executive Park Logistics Center is one of the last large parcels in the park to develop this type of product," said Austin Baier, first vice president at CBRE.
The two-building, opportunity-zone development comprises 20.92 acres with an additional 33.63 acres available for expansion.
“GBA has worked in Executive Park since our founding in 1969, and have assisted several developers to create options that would make this site viable,” said Craig Rogge, principal of the GBA Buildings Group and lead architect for the project.
Building One is on 1880 N Corrington Ave. and includes 131,625 SF with 24 dock doors, 4 drive-in doors and 32-ft clear ceiling heights. Building Two includes 262,500 SF with 48 dock doors and 4 drive-in doors.
"With a current vacancy of 3.6% in Executive Park, we see a real need for Class-A buildings with higher clear heights, wider column spacing and ESFR sprinkler systems; while being able to offer aggressive terms to allow users who are currently in Executive Park to stay in the park and they now have that solution with Executive Park Logistics Center," Baier said.
