Ellis Glen delivers contemporary living with Downtown Lee's Summit charm

Integrity Group Real Estate has broken ground on Ellis Glen, embarking on a significant milestone as the first urban infill, mixed-use development in Downtown Lee’s Summit since 2001.

Situated on the northwest corner of SW 2nd and SW Market Streets, Ellis Glen promises to eradicate blight and redefine the downtown landscape with its modern-living-meets-historic-charm vision. The project aims to enhance walkability and accessibility to nearby amenities, such as restaurants, retail shops, and the highly anticipated Downtown Lee’s Summit Farmer’s Market, set to debut in spring 2025.

With architectural design by Lee’s Summit-based Collins | Webb Architecture, the 3-story building façade will be constructed with a complementary mix of masonry, stone, large format cementitious panel and lap siding. Large storefront openings for commercial tenants and operable window units for the residents perfectly blend the historic character of downtown with modern architecture.

Olathe-based general contractor Neighbors Construction Company plans to begin pouring building pads in early summer with framing scheduled to start shortly after, aiming for a May 2025 completion date.

Ellis Glen will house 9,000 SF of commercial space on the first floor with 26 residential units occupying the top floors. The residential units vary in size, offering studios spanning 527 SF, one-bedrooms spanning 639 - 877 SF, and two-bedrooms ranging from 907 - 1,319 SF. Three commercial units can be sized between 1,500 - 3,000 SF. Interior unit finishes will include quartz countertops, stainless appliances, vinyl plank flooring, carpeted bedrooms, modern lighting and hardware.  

Ellis Glen is a project inspired by Ellis Glen Bellis, the grandfather of co-owner Pam Hatcher, who taught Pam that “integrity and character are everything.”

“It was important to me to name this building in his honor.  It has taken us two and a half years to get to this point today. This new project will add 9,000 SF of much-needed commercial space to the downtown area and provide 26 housing solutions for new residents who want to be a part of the new thriving downtown area,” Hatcher said. 

Following approval for re-zoning of the land to redefine the boundaries of the downtown district to include this tract of land, ownership received LCRA Board approval for a 25-year, 75 percent tax abatement for the project.  The tax abatement included both real estate taxes for the building and sales tax for the construction materials.

Owners/developers of Ellis Glen are Pam and Tom Hatcher, Jennifer Meents and Scott Miles, with funding from Landmark National Bank.
