800 Grand's plan to elevate Kansas City’s skyline

Kansas City’s skyline is set to grow as BR Cos., a Los Angeles-based development firm, prepares to break ground on an ambitious $250 million mixed-use project.

Located at the southwest corner of Eighth St. and Grand Ave., the 25-story tower, dubbed 800 Grand, will include 300 residential units and 24,000 SF of retail and restaurant space.

Designed by Hoefer Welker, the 385-foot-tall high-rise will replace an existing parking garage and enhance the area’s urban appeal. Construction is expected to begin in the second half of 2025, with Clark Construction and JE Dunn Construction serving as the general contractors.

The project reflects Kansas City's growing appeal as a development hub bolstered by significant public investments in infrastructure and amenities. According to Ryan Sullivan, BR Cos. 's chief development officer, the city’s enhancements to public parks and transportation systems have created an environment ripe for private investment. The project also aligns with ongoing efforts to reimagine Grand Ave. as a dynamic urban corridor.

Kansas City’s thriving sports and entertainment scene has further fueled interest in downtown development. With CPKC Stadium hosting high-profile events like the NWSL Championship, the area has become a magnet for investment. City officials credit these attractions with driving a surge in projects, estimating more than $1 billion in new development stemming from such initiatives.

BR Cos., founded in 2011, operates across the U.S. and Mexico with expertise in real estate, construction, finance and energy. The firm, which maintains a Kansas City office, has partnered with local agency Aristocrat Realty on the 800 Grand project. While the floor plans and amenity details are still under wraps, the development promises to contribute significantly to the city’s downtown revitalization.

Kansas City officials, including City Manager Brian Platt, praised the project at the recent annual State of Downtown address as a testament to the city’s growing national profile.

With construction plans moving into the schematic design phase, 800 Grand is poised to become a standout addition to the city's evolving skyline, reflecting the synergy between public investment and private enterprise driving Kansas City's urban transformation.
